An architect's note on your listings. Free.

Buyers hesitate on houses they'd need to change. "Could we do a loft? Would the side return go through? Is it worth it?" Nobody at the viewing can answer, so the offer waits — or goes to the house that doesn't need work. We fix that, for you and for them, and we don't charge you for it.

One architect's note a month, free

Pick a listing. Within two working days we send you three or four lines you can put straight in the brochure and on the portal — "scope for a rear extension and a loft under permitted development; not in a conservation area; neighbours at Nos. 12 and 16 have similar consents" — credited to DZP Studio, RIBA chartered architects. It helps the house sell, and it costs you nothing.

02 · For your viewings

A card for buyers who are wondering

A small printed card (or a QR code on your particulars): "Thinking of extending this house? Ask a chartered architect before you offer — £195." The buyer orders the report on their phone and has it within 30 minutes, then a 30-minute call with an architect. Hesitant viewers become informed offers — usually faster than they would have got there on their own.

03 · For you

Nothing to disclose, nothing to manage

We don't pay referral fees, so there is nothing for you to declare to buyers. We don't market to your vendors. We don't ask you to recommend us — just to let buyers know the option exists. If one of them later commissions us, we'll tell you, and we'll mention you.

What the buyer gets

The Property Insight Report, £195, in 30 minutes.

A desktop appraisal of the address: planning designations and constraints, planning history and neighbours' precedents, sale history, comparables, value and yield — and a 30-minute call with a RIBA chartered architect to go through it. Not a survey or a valuation; the answer to "what could this house become, and is it worth it?" before they offer.

DZP Studio Ltd

Our work is drawing-led and our advice is blunt: we'd rather tell a buyer a house won't do what they want than design something that gets refused.
