Designing more than buildings · Chartered Architects, London & Essex
Most architects will tell you what fits and whether it will get permission. We answer the other half of the question too — what it does to the value of your property.
Or browse the site — nothing here is gated.

The difference
Planning viability and financial viability get answered by different people, at different times, usually too late. We do both, in one place, before you commit.
Applications, lawful development certificates, appeals and resubmissions, discharge of conditions. Constraints, precedent and policy read properly — we know what Redbridge, Waltham Forest and Epping actually approve.
Full RIBA Stages 0–7. Concept through construction drawings, building regulations, specifications, site management and Principal Designer duties under CDM 2015.
Comparable sales, local price ceilings, value uplift and yield. The part most architects hand back to you — including the honest answer when the numbers say don't.
Start here
Both answers for your address, before you spend anything on design. The Property Insight Report reads planning constraints, precedent and policy on one side, and market position and value on the other — in your inbox within 30 minutes.
Then a 30-minute call with a chartered architect to go through it with you, and the fee is credited in full against your project if you go on to commission us.
Both halves, one document
Selected work
More than three hundred projects, concentrated across London and Essex — with work reaching as far as East Africa and China. Every pin is a scheme Dandi has taken through planning, construction, or both — at the practices she worked with over twenty years, and now as DZP Studio. Each pin names the practice and her role.
Pan and zoom to explore. Each pin opens the project — designed and managed by Dandi during her time at the practice named on the pin; the newest are DZP Studio.Open the full map →

What clients say
★★★★★
[Quote about communication. Ask the client how they found being kept informed — whether they always knew what was happening next, how quickly questions got answered, and how the council correspondence was handled.][Client name]
★★★★★
[Quote about knowledge and experience. Ask what the architect spotted that they would not have — a constraint, a planning risk, a design move that unlocked the scheme, or advice that changed what they decided to do.][Client name]
★★★★★
[Quote about the overall experience. Ask how stressful they expected it to be against how it actually felt, and for one specific example of going beyond what they expected.][Client name]
Placeholders — do not publish. Replace each with a genuine client quote, used with written permission. Fake or incentivised reviews have been unlawful in the UK since April 2025 under the DMCC Act 2024, and the CMA can fine directly. With 300+ completed projects the material is already there — see the outreach email in testimonial-request.md (studio repo).
