DZP Studio is an architectural practice working across London and Essex. Twenty years of residential design and delivery, more than three hundred projects — most within an hour of the studio, a handful as far away as East Africa and China — and a practice built around answering the two questions that actually decide a project: what can be built, and whether it is worth building.

Nine disciplines, coordinated by us, appointed as your project needs them.

No residential project is delivered by architects alone. Every scheme needs engineers, surveyors and specialists at different moments, and getting the right one at the right time is most of what keeps a project moving.

We have worked with the same group of consultants for years. They are appointed as each project needs them and coordinated by us — so you get the reach of a large practice without paying for its overhead, and one point of contact rather than nine.

Trusted builders

Builders we have worked with for years price our schemes while the design is still moving — not just before construction starts. You learn what it will cost while the answer can still shape the design, instead of at tender, when it is too late to change anything cheaply.

Planning consultants

For the schemes that need a breakthrough. Where a site has collected refusal after refusal, we bring in experienced planning consultants to build the case properly — policy, precedent and strategy — before anyone redesigns blindly.

How we work

One practice, start to finish.

We work through the RIBA Plan of Work, and we charge by stage — so you commit one phase at a time rather than to the whole project on day one.

Appraisal & brief

Property Insight Report, site appraisal, measured survey and the brief. Establishing what is possible and what it is worth before design begins.

2–3

Design & planning

Concept design and options, then the planning application or lawful development certificate — and discharge of conditions once consent arrives.

4–5

Technical & construction

Building regulations, construction drawings, specification, tender and contractor appointment. Principal Designer duties under CDM 2015.

6–7

Handover & in use

Site inspections, valuations, certification and practical completion, then the health and safety file.

  4. 04Principal Designer. Formally appointable under CDM 2015.
